We are convinced that a collaborative approach to project delivery gives the best results to the client for most projects.  There are many benefits to any project with these collaborative delivery methods that ultimately provide a better project at a lower cost and in a shorter time frame for most of our clients.

  • Participation in the design decisions before the documents are finalized.
  • Design coordination to assure that the project goals are achieved.
  • Early identification and resolution of constructability issues.
  • Opportunity to have dialog with other team members to vet potential solutions.
  • Direct interaction with Structural Engineers and the rest of the design team.
  • Component Team meetings which were led by our project manager who distributed minutes and monitored the action items tracker.

The evolution of the design, sequencing, logistics and impacts to cost will be a continuous process. We are able to work collectively with the rest of the design and construction team to analyze the cost and constructability of the design before details are incorporated into the drawings.

Project Profiles

Donley’s was engaged as the Design-Assist Concrete Contractor for this turnkey cast-in-place structural concrete building frame.

Donley’s initiated the idea that led to the use of concrete walls in lieu of steel trusses at the 30-foot deck cantilever.

This resulted in an approximately $750,000 in cost savings and 2 months in overall schedule duration.

The Hilton Cleveland Downtown is a 600-room full-service hotel, which also houses ballrooms, meeting rooms, restaurants, and back of the house operations.

This project included 30,875 cubic yards of concrete, 2,500 tons of rebar, 315,000 lbs. of post-tensioning, and 612,500 square feet of finish area. The hotel tower post-tension floors were turned over every four days to meet the aggressive 13-month schedule.

While maintaining the accelerated pace of construction, Donley's was able to maintain the high level of quality that we expect to deliver on each project. Of the 15,000 embeds required for the project, only 15 (0.1%) required any rework. Our total concrete rework resulted in only 573 manhours against a total of 172,000 total hours worked.
