Integrated Project Delivery

Donley’s started instituting Lean Construction techniques on all our concrete projects in 2010, and the results since then have been significant.

With over 20 collaboratively delivered projects in the last 14 years, we are very familiar with Big Rooms, the Last Planner System, A3’s, Continuous Improvement, 5S, Morning Huddles, Weekly Work Plans, Target Cost Estimating, and all the various tools and principles used in Integrated Project Delivery. We also make use of daily measurements for safety and quality items, First Run Studies, Key Performance Indicators (KPIs) and other Lean processes on all projects.

Project Profiles

Cleveland Clinic Neurological Institute

The Cleveland Clinic Foundation project involved constructing a 14-story building that spans 1 million square feet. It included a basement hydrostatic mat, basement walls, slab-on-grade with interstitial fill, tunnel tie-ins, bridge and canopy foundations, and slab-on-metal deck.

Sherwin Williams Research and Development

The Sherwin-Williams Research and Development facility consisted of nine interconnected structures with three stories. This project was delivered utilizing Integrated Project Delivery alongside a team of eight other major trade partners, HGA and a joint venture of Welty-Gilbane.

Five of the structures were conventionally reinforced concrete decks and the other four structures were structural steel and slab-on-metal decking. This project included 42,000 CY of concrete, 287,500 SF of slab-on-grade, 435,000 SF of conventionally reinforced concrete decks and 131,500 SF of slab-on-metal deck.
