We utilize Tekla 3D modeling software for all our quantity take-offs.  This not only guarantees accurate take-offs but also provides a visual reference to both Donley’s and our clients. Utilizing the basis model, we clearly identify changes by color-coding new and adjusted elements as the design develops.

Throughout the preconstruction process, Donley’s preemptively seeks value-engineering opportunities. Completing full operations reviews on each project, we leverage lessons learned on previous projects to save money for our clients. By being brought to the table early, we often find opportunities to reduce a project’s concrete construction costs by up to 10%.

What our clients can expect

Donley’s seeks to engage in open dialogue with the owner, designer, and construction manager throughout the preconstruction process. The below deliverables offer transparency into Donley’s project planning process and provide added value to our clients:

  • Scope of Work: We outline exactly what is and is not included in our pricing to ensure the owner has no gaps in their procurement. Additionally, we identify potential conflicts with the design, tolerances, and other trades.
  • 3D Model: Donley’s provides a 3D model for each project. This quantifies the work we are providing, calls out missing design elements, and identifies color-coded changes.
  • Pour Sequence Drawings: Our ability to provide the fastest schedule is dependent on identifying the correct sequence of work. We layout all our pours during precon to optimize schedule and prevent coordination issues with other trades.
  • Logistics Drawings: We lay out hoisting, pumping, and other key equipment required to build the project and ensure there is no conflict with neighboring structures. 
  • Schedule: By modeling the project, laying out our pour sequence, and providing logistics drawings, Donley’s assures an accurate schedule is provided during the preconstruction phase. We identify the critical path and key milestones that impact other trades.
  • Value Engineering: Our critical eye takes lessons learned from other projects and finds opportunities to save the owner money without sacrificing the design integrity. Additionally, we'll provide a comprehensive VE list and work with the owner and designer to integrate into the project.
